| Villa Santa Maria is a spacious, well-presented 17th century semi detached country villa. It is furnished to good standards with many pieces of traditional antique furniture. The location is completely private and the house and pool are not overlooked. The present owners have lovingly maintained the villa’s gardens. There is a patio area surrounding the house, which leads to a separate lawned area, suitable for children’s games. The patios are decorated with terracotta plant pots and there is a beautiful pool area set amid olive groves. |

| The position would suit those who are looking for peace and tranquillity but do not wish to be ‘off the beaten track’. There is a local bus service to Florence (15km) whilst the Chianti village of Mercatale (1km) can be reached by a 10-minute walk. Mercatale has one or two restaurants, bars, a supermarket and a good variety of local shops. Other nearby towns include San Casciano (4km) where there are some excellent restaurants, including the famous La Tenda Rossa, an exquisite Michelin Guide restaurant. Other places of interest include Greve (5km), Chianti’s capital town and the beautiful medieval city of Siena (50km). |

| The house is on two levels: on the ground floor there is a large entrance hall leading to a living room with open fire and patio doors which lead to the garden. The kitchen is well equipped with an oven, 4 ring hob, double sink, 'fridge/freezer and a marble top table and chairs seating 6. 2nd exit to garden. One double bedroom, bathroom with shower. On the first floor there are two double bedrooms and a twin bedroom. Bathroom with tub and shower. |

| Beautiful newly built pool (6 by 13.5 metres) set amid olive trees. The pool and garden area is prettily flood lit at night. Well maintained gardens and lawned area. Patio surrounding rear and side of the house furnished with tables and chairs for 6 persons. Barbecue available. |
